Osgood Remodel
While the original home offered generous square footage, it lacked the functional flow and modern amenities today’s buyers expect. This remodel focused on improving the main floor layout, transforming underutilized spaces and an awkward entry into a cohesive, efficient, family-focused design. The addition of a butler’s pantry, a Costco door to the garage, and a mudroom with integrated laundry significantly increased both functionality and buyer appeal, contributing to a strong return on investment.
The basement was completely reconfigured to convert large, wasted areas into purposeful and distinctive living spaces, including a hidden theater room. Thoughtful interior details throughout the home helped this listing stand out and ultimately sell for top dollar.
KITCHEN
The original kitchen was dated and lacked the functionality expected by today’s homeowners. A small corner pantry, limited counter space, and the absence of island seating made the layout inefficient and uninviting. The kitchen was fully reimagined with the addition of a spacious walk-in butler’s pantry, an expansive island with seating, and thoughtfully designed cabinetry that more than doubled the overall storage capacity.
FRONT ENTRY
One of the most impactful elements of this renovation was the relocation of the staircase to create a more open and welcoming front entry. The reimagined stair design now allows for a direct sightline from the front door to the stunning views in the backyard of a golf course, creating a striking and modern first impression. Surrounding spaces were thoughtfully adjusted to maximize functionality, including the addition of a second-floor laundry closet and a built-in mudroom bench that makes use of previously underutilized space.
PANTRY
The original pantry also served as the laundry room and garage access, limiting both function and storage. By relocating the laundry and garage entry to the former second dining room, valuable square footage was reclaimed to create a generously sized, true walk-in butler’s pantry. A convenient “Costco door” maintains direct access from the garage for effortless grocery unloading, while adding a modern feature homeowners love. The inclusion of a sink and refrigerator expands prep and storage capabilities, and a full wall of adjustable shelving provides ample space for dry goods—addressing storage needs that were lacking in the original layout.
MUDROOM/LAUNDRY
What was once an underutilized secondary dining room was thoughtfully reimagined into a highly functional, modern mudroom and laundry space. Relocating the garage entry created a more logical connection within the home while also increasing usable space in the garage. Previously wasted square footage was maximized with the addition of a locker-style bench with coat hooks, a built-in storage bench beneath the window, and dedicated folding space for laundry. Moving the washer and dryer from the kitchen pantry to this central, convenient location resulted in a far more practical and family friendly design.
PRIMARY BATHROOM
More than a simple aesthetic refresh, the addition of a walk-in shower with glass doors and a freestanding tub surrounded by white marble tile transformed the space into a bright, airy retreat. An updated closet system further enhanced functionality by providing improved organization and additional storage.
OFFICE
Located just off the front entry, this office is framed by large French doors but originally lacked a defined purpose. By borrowing space from an adjacent hallway closet, built-in cabinetry was added to increase functionality and clearly establish the room as a dedicated home office. A statement light fixture draws the eye from the front door, inviting you into the space.
BASEMENT ENTERTAINMENT ROOM
The basement living room was generously sized but underutilized. By removing a closet and repurposing the space, a built-in bar with a mini fridge, tile backsplash, and accent lighting was added. This reconfiguration created distinct zones for TV viewing and socializing, resulting in a far more functional and inviting space.
Additionally, removing the acoustical grid ceiling and replacing with traditional sheetrock created a much more welcoming aesthetic.
THEATER ROOM
With only two basement windows, adding additional bedrooms was not feasible, despite the generous square footage. To make better use of the space, a windowless area was reimagined as a dedicated theater room—an ideal setting for movie nights, complete with a buffet-style serving area for popcorn and treats.
HIDDEN DOOR
To introduce an element of surprise, an accent wall with a hidden doorway was designed to lead into the theater room. Visitors are first impressed by the expansive basement entertaining space, then delighted when they discover the concealed entry and dedicated theater beyond.
